Modular Construction & Parking: Preparing for Faster Development


Canada is building differently today. With modular construction (where entire levels of towers can be constructed off-site in a plant, delivered to a project location and assembled over a few days) the timeframes for completing multi-story projects are being reduced significantly; from years to months. This increased pace presents an immediate challenge to developers/property owners who will need to develop their on-site parking management system prior to the first resident moving into the building.


Modular construction has become one of the biggest advancements in the housing industry. UBC researcher Dr. Tony Yang is at the forefront of this development. Instead of constructing all aspects of a house (from roof to foundation) on a construction site while exposed to weather, labor shortages and delivery issues; modular building manufactures parts of an entire floor/building (including plumbing, electric) indoors, in a controlled factory setting. Then those modules are transported to the building site and assembled, similar to putting together a large jigsaw puzzle.

The way Dr. Yang describes it is simple: making one custom car from scratch is very costly and time consuming. However, when a factory builds 100,000 cars of the same model using the exact same process over and over again, costs decrease dramatically. It appears the same logic will now apply to multi unit residential buildings. As a result, new high-rise condominiums can be finished in months as opposed to years.

Modular Construction causes another issue that many developers have not anticipated. If residents do not see functional organized parking systems on their first day of occupancy, they are behind. Residents want to park their vehicle upon arrival in a well-organized manner and not wait six months while the management system catches up.

  • Lower cost per unit – with factory production that is done using standard processes as opposed to traditional building techniques, the costs per unit will always be lower.
  • Faster parking structures – the same concepts of being able to build quick, pre-fab parking decks and ramps can be completed quickly since they can be manufactured in a factory and installed quickly.

Traditional construction times gave you enough room to install your parking solutions in phases. With modular construction you can’t do that. Since a module-based building will take months instead of years to build you need to have your parking system up, running, tested and ready to go as soon as the first residents walk through the door.
